(Applicable to first-year undergraduate, postgraduate, and rebooking students only)

1. Policy Overview

The No Place, No Pay Cancellation Policy allows eligible students to be released from their tenancy agreement without penalty where they are unable to take up, or choose not to take up, their intended place at university due to confirmed results outcomes, subject to the conditions set out below.

2. Eligibility

You may be eligible for cancellation under this policy if:

2.1 You are a prospective first-year undergraduate, postgraduate, or rebooking student; and

2.2 Your offer of a place at your chosen university or higher education institution is withdrawn because you did not achieve the required grades.

3. Additional Eligibility – Grade Exceedance

You may also be eligible under this policy if:

3.1 You are a prospective first-year undergraduate student; and

3.2 You choose to attend a different university because you exceeded your expected grades and secured an alternative place through UCAS Adjustment.

4. Required Evidence

To apply for release under the No Place, No Pay policy, you must provide one (1) of the following forms of evidence:

  • A written rejection letter from your chosen university, college, or UCAS; or
  • A screenshot of your UCAS status confirming that the required results were not achieved; or
  • Proof of acceptance to a new university via UCAS Adjustment.

All documentation must clearly show the student’s name, institution, and decision status.

5. Submission Deadline and Process

5.1 All required documentation must be received within 72 hours of your exam results being published.

5.2 Documentation must be emailed to the residence email address listed in your booking confirmation email.

5.3 Documentation received outside this timeframe may not be accepted.

6. Verification and Outcome

6.1 All documentation will be reviewed and verified by Now Student Living.

6.2 Where the application is approved:

  • The tenancy agreement will be cancelled without penalty; and
  • Any advance rent paid will be refunded in full.

7. General Conditions

7.1 This policy applies only to bookings for the 2026/27 academic year.

7.2 This policy does not apply where the student chooses not to attend university for reasons unrelated to results.

7.3 Now Student Living reserves the right to request additional evidence where required and to decline applications that do not meet the eligibility criteria.

8. General

This policy forms part of Now Student Living’s booking and tenancy framework.

Now Student Living reserves the right to amend or withdraw this policy at any time.
